Managed rental assets

A team managing leased assets often needs the valuation discussion to sit beside day-to-day property records. The unit and lease identify the subject and tenant. Period charges, receipts and service requests show operating activity around that subject. Comparable sales and adjustments remain separate evidence records so a reviewer can see exactly which sale and judgment produced an adjusted value.

How Property Valuation System is set up for you

Lease decision

Charge history

Keep the charge period, type, amount and remaining balance visible by lease.

Payment trace

Link a confirmed receipt to a posted charge for the same tenant through a receipt allocation.

Valuation evidence

Attach a comparable to the lease and an adjustment to the unit and comparable.

Start with one asset that has a known unit, tenant, lease and posted rent charge. Ask Receipt Officer to confirm a payment and trace a partial allocation through to the charge balance. Then have Valuation Coordinator capture a sale against the lease and have Valuation Reviewer inspect an adjustment for the unit. The two paths share context but answer different questions. The receipt says what was paid; the adjustment says how a sale was interpreted for the selected unit.

Check a service issue for that unit and confirm the assigned person and current status. A maintenance record may explain a discussion about condition, but the reviewer should still write the reason and amount on the valuation adjustment. Reconcile imported unit numbers and lease identifiers before adding more properties, especially where a familiar unit number appears in several property names.
