Mixed-use properties

A mixed-use property may have units with different purposes and areas. Unit type and area help the valuation team distinguish the subject of a comparable analysis. The property name and unit number keep the operating team oriented, while leases provide the operational reference for comparable sales. A reviewer can read the sale source and adjustment reason without losing the unit context.

How Property Valuation System is set up for you

Unit type

Record a recognizable unit type for each space so similar numbers do not mask different uses.

Area basis

Agree what area is recorded for units and sales before comparing price per square foot.

Agreement context

Use the lease's unit and tenant links to check which space a sale is being related to.

Work status

Read open service requests and a Maintenance unit status before discussing an adjustment.

Choose one property containing two different unit types. Enter each unit with its own area and status, then connect a lease to the intended subject unit. Capture a sale with the source reference, address, date, price and area. In Adjustments by Unit, ask the reviewer to explain why the comparable fits that particular unit and how the recorded adjustment amount changes the readout. A wrong unit link is a useful rehearsal case because the calculated result may still look plausible.

Use Lease Schedule to compare agreement dates when the property has changed tenants. Check the sale's operational lease reference against the unit selected for the adjustment. Have Property Manager resolve unit identity before Valuation Reviewer signs off on a reason. Where a service issue affects condition, keep the request tied to the actual unit and use its status as context, not as an automatic adjustment rule.
