Residential portfolios
Residential portfolio teams need to distinguish similar units inside a property while keeping leases and tenant payments attached to the right one. Property Valuation System gives the team a unit record with area, type and status, then connects that unit to a lease and its comparable sale evidence. Start with a small property set whose unit identifiers are already understood by staff.
How Property Valuation System is set up for you
Unit identity
Agree the property name and unit number convention before importing agreements or comparable evidence.
Tenant context
Connect each lease and receipt to the right party so payment allocation follows the same tenant.
Sale evidence
Keep the address, sale date, price, area and source reference for every comparable used in an adjustment discussion.
Condition
Read service requests and unit status when a specific unit's condition matters to the reviewer.

Property Valuation System gives the team a unit record with area, type and status, then connects that unit to a lease and its comparable sale evidence. Start with a small property set whose unit identifiers are already understood by staff.
Choose a property with a few known units, an active lease, a current charge and one comparable sale. Have Property Manager confirm unit and tenant records. Have Valuation Coordinator link a sale to the lease, then ask Valuation Reviewer to trace an adjustment back through that sale to its source. Rehearse a partial tenant receipt against a posted charge as a separate operating case. That makes the money trail visible without confusing it with the valuation decision.
When the first property is stable, add units with different statuses and test how staff distinguish Available, Reserved, Occupied and Maintenance. Check lease dates alongside occupancy, and check that a service issue can be traced to the same unit the valuation team selected. Keep the reviewer’s reason with the adjustment so a later change in occupancy does not erase the basis that was reviewed.
