Ask Proto to prepare the case

Give Proto a concrete property task while keeping business decisions with your team.

It can

  • Valuation Coordinator: Find a unit, its lease and sale evidence for review.
  • Valuation Reviewer: Summarize the comparable price, area, source reference and adjustment reason for a named unit.
  • Property Manager: List leases in Review and show each linked unit and tenant.
  • Receipt Officer: Show a confirmed receipt beside its posted charge and remaining balances.

Stays with a person

  • A person decides whether a lease becomes Active, whether a payment reference is valid, and whether an adjustment reason and amount make sense.
  • Have the assistant show the source records and ask the named owner to make the decision.
  • A calculated adjusted value does not replace the valuation review.

Implementation

Roll out one team at a time

Start with one team and one process, then add the rest once the basics are running.

  1. Identify records

Choose a property, its units, parties and leases. Agree the unit naming and area convention.

  2. Map decisions

Assign the lease, receipt and valuation review responsibilities to named people.

  3. Load evidence

Enter a comparable sale with a source reference, then connect an adjustment to the unit and sale.

  4. Rehearse operations

Walk a lease through review, inspect a posted charge, confirm a receipt and check the recorded allocation.

  5. Review results

Check the adjusted value against sale price and adjustment amount, and check payment balances against allocations.

All questions
How do I get started?

Click Get started, then use Proto to configure Property Valuation System for your business. Begin with one property, its units and leases, one comparable sale and a reviewed adjustment.

What is the subject of a valuation?

The adjustment identifies a unit. The comparable connects to a lease, which provides the operating context for the sale evidence.

What should a comparable record contain?

Record its property address, sale date, price, area and source reference. Check the lease link before using it for an adjustment.

How is price per square foot read?

Read it beside the original sale price and area. Agree an area unit before comparing sales.

Who reviews an adjustment?

Valuation Reviewer examines the chosen unit and comparable, the reason, the amount and the resulting adjusted value.

Can a lease be reviewed before it is active?

Yes. A lease in Review gives Lease Reviewer the unit and tenant context for the activation decision.

How are tenant receipts applied?

Receipt Officer checks the bank reference and confirms the receipt. Receipt processing matches a posted charge through its lease tenant, caps the amount at both remaining balances and records one allocation for the officer to check.

Where can I see unresolved unit work?

Service Work Board shows open and assigned service requests with their unit and responsible person.

What should I check before sharing a value?

Trace the adjustment to the unit, comparable source, sale price, reason, amount and reviewer. Read the adjusted value with those facts.
